Additional Property Attributes

The Kansas Department of Health and Environment received a Brownfields application from the Stephanie Meyers for the property located at 7015 S. 183rd St. in Viola, KS. They requested a concurrent Phase I and Phase II BTA for Clonmel Pit Stop BTA project. The application was approved on February 7, 2018. The Kansas Department of Health and Environment (KDHE) completed a Phase II Brownfields Targeted Assessment (BTA) at the above referenced property in Viola, Kansas. The Phase II BTA was completed based on the Recognized Environmental Conditions (RECs) identified during the concurrent Phase I. Based on the Phase I report, Recognized Environmental Conditions (RECs) were identified as potential petroleum products due to the historical use of the property as a filling station. Due to the potential for soil and groundwater contamination, a Phase II assessment was completed in May 2018. The Phase II consisted of four soil borings with three to four samples collected per boring location from intervals with highest PID readings. Due to groundwater not being encountered at any of the probe locations at depth soil samples were collected from two of the four borings. Fifteen soil samples were collected at the site for Total Petroleum Hydrocarbon (TPH) and Volatile Organic Compound (VOC) analysis. Based on the soil data obtained during the Phase II BTA activities, VOCs and TPH were not detected in soil at concentrations above their respective residential Risk Based Standards for Kansas (RSK). Investigative results indicate further investigation is not necessary through the Brownfields Program and the property is cleared for redevelopment.
