Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) and a NESHAP Asbestos Survey at the above referenced property in Moundridge, Kansas. Based on the information collected during the Phase I report, �Recognized Environmental Conditions� (RECs) were identified as potential hazardous substances and /or petroleum products due to onsite historic auto repair, an up-gradient historic dry-cleaning facility, and an up-gradient historic filling station. Due to the identified RECs, KDHE recommended a Phase II environmental assessment. Business Environmental Risks (BERs) were also found during a NESHAP Limited Asbestos, Lead-Based Paint (LBP), and Mold Survey. Based on the information collected during the survey, asbestos containing materials (ACMs) were identified as 240 square feet of interior window glazing (3% chrysotile), 6,000 square feet of asphaltic tar (4% chrysotile), 176 linear feet of exterior window glazing (4% chrysotile), and 6 linear feet of asphalt crack sealant (4% chrysotile). LBP was not identified at the property. Abatement of these ACMs will likely be required prior to renovation and/or demolition activities. KDHE completed a Phase II BTA in December 2018 to evaluate the RECs identified during the Phase I assessment. The Phase II consisted of five soil borings collocated with five groundwater probes. Ten soil and one groundwater samples were collected at the site and analyzed for Total Petroleum Hydrocarbon (TPH) and Volatile Organic Compounds (VOCs). Only one groundwater sample was taken due to limited groundwater present. Based on the soil and groundwater data obtained during the Phase II BTA activities, VOCs and TPH were detected in soil and groundwater at concentrations below their respective residential Risk Based Standards for Kansas (RSK). Investigative results indicate further investigation is not necessary through the Brownfields Program and the property is cleared for redevelopment.
