Proposed redevelopment for Site and adjacent parcel: Norwalk Hospital and its parent organization, Western Connecticut Health Network, have joined forces with Maplewood Senior Living have proposed to construct a five-story health center and assisted living facility at the former YMCA property located at 370 West Ave and the adjacent 350 and 340 West Ave properties in Norwalk. The nearly 250,000-square-foot facility will cost more than $100 million to build and is scheduled to open in 2021, according to the hospital. �The new space will be designed to include a 150,000 square-foot medical office building that will accommodate many of our Norwalk Hospital and Western Connecticut Medical Group ambulatory services in Norwalk, consolidated in one convenient location right off I-95 and Route 7,� said Norwalk Hospital President and WCHN Chief Strategy Officer Michael Daglio. �This proposed project supports our growth strategy and the shift to outpatient care.� In addition to hospital services and physician practices, the building will feature a 17,000-square-foot fitness center and the 72,000-square-foot Maplewood assisted living component.

Former Use: The 0.48-acre Site is located on the western side of West Avenue in a �Central Business Design District� zone of Norwalk, Connecticut. The property is municipally-owned and is improved with a paved parking lot. The lot was used by the northern adjoining parcel (370 West Avenue) which contains a vacant building most recently operated by the Norwalk YMCA. The Site has been developed since at least 1901. Initial use included a residential dwelling in the central portion of the Site. By 1927 the dwelling was removed and replaced by four buildings, a plumbing supply building, a storage building, a restaurant building, and a gasoline service station building. Municipal records show the service station building was demolished and rebuilt in 1937. A 1950 Sanborn map depicts three gasoline underground storage tanks (USTs) on the Site. By the early 1970s, all on-Site buildings were either demolished or relocated for the construction of state highway Route 7. The current Site addresses were not identified on any of the environmental databases included in the EDR database report. However, a former Site address (356 West Avenue) was identified on the EDR historic auto database as a gas station named �Peck Melville.�
