Additional Property Attributes

Former Use: The Property was agricultural/residential land from at least 1918 to circa 1960, when the western portion of the Property was developed with an iron foundry. The foundry operated at the Property from approximately 1960 to 2002. Between 2012 and 2016, the foundry buildings, except for a barn and a potential water storage structure, were demolished. The remainder of the Property has been agricultural or grass/tree-covered land since the 1930s.

A Phase II ESA was completed in February 2024. Various VOCs and metals were measured in soil samples at concentrations exceeding Part 201 Generic Cleanup Criteria. The developer is considering their options and no report has been generated.

July 2024 update - developer (county parks department) is evaluating options and navigating potential redevelopment roadblocks such as county health department requirement of demonstrating no impact in groundwater at depth where a potable well would be installed.
October 2024 update - developer is moving forward and after conversations with EPA it was determined that installation of a drinking water well and testing of that well, to satisfy the county health department, is an eligible activity. Obtaining quote from licensed well driller to determine budget and whether sufficient grant funds are available.

January 2025 update - developer privately retaining well drilling company to install potable well. EPA Assessment Grant funds used for monitoring of the well installation and collection of sample for laboratory analysis to meet guidance of health department.

March 2025 update - potable well was installed and based on laboratory analytical results, the county health department accepted the well and issued a permit. Developer (Calhoun County) proceeding with project planning to redevelop site for recycling facility. Final summary report completed.
