Additional Property Attributes

The Property is owned by BDL Partnership, BDL Properties LLC and Budge-McHugh Supply Co. It is comprised of eight Jackson County tax parcel totaling 4.08-acres. The Property is zoned Commercial class 201. Surrounding properties also appear to be predominantly residential in use to the west, and predominantly commercial to the east, north and south. Former Use: The Property is located in the Medford Groundwater Study Area where known low levels of tetrachloroethylene (PCE) and trichloroethylene (TCE) have been detected in groundwater. Based upon a 1970 business directory listing, Historical Auto Stations listing for a gasoline service station called MC Laren L C CO was identified at the intersection of 4th and Fir, on or adjacent to the Property. City directory and Sanborn map records indicate auto service and repair operations and fuel dispensing adjacent and south (upgradient) of the Property (across NW 5th Street) from approximately 1950 to 1988. A 1968 city directory lists Medford Electroplating Co. as an occupant of 329 North Fir Street (tax parcel 5700). On tax parcel 5700 two tanks/boilers associated with former breweries and one tank/boiler associated with the creamery were identified. A fuel room and boiler house associated with cold storage operations also was identified. Metal piping cut at the ground surface was observed in this area during the site reconnaissance. On tax parcel 12900, the parcel was formerly used for auto wrecking and wood products manufacturing. A tank/boiler is depicted associated with the former wood products mill. During the site reconnaissance, a three-story hydraulic freight elevator in the main building on tax parcel 6000 was observed. The Phase II ESA completed at the Property identified no evidence of significant and widespread contamination. While low levels of contamination by hexavalent chromium and PCE, were identified, the nature, extent and concentration of these contaminants does not appear to warrant cleanup. Further, except for two soil samples collected at depths of 13 and 16 feet below ground surface on tax parcel 5700, no contaminant concentrations exceeding DEQ clean fill screening values were detected.
