Additional Property Attributes

The predominantly vacant Property is owned by Ms. Gladys Flores of Spanish Fork, Utah, who purchased the parcel in August 2016. Reportedly, Ms. Flores has never conducted any business or land use at the Property. A former owner of the Property, Bradshaw Auto Parts, operated an automobile maintenance and parts facility at the Property during the general time of 1971 through 1986. Bradshaw Auto Parts was the last/most recent ownership that actually conducted business operations on the Property. The most recent above-grade structure/building on the Property was the former Bradshaw Auto Parts building, which was constructed originally in 1950 and razed sometime between March to August 2003. Unregulated disposal of toxic and hazardous constituents within a below-grade sump that was located within the former building resulted in localized environmental impacts to both the Property and adjacent properties.

Former Use: The Property is currently owned by Ms. Gladys Flores of Spanish Fork, Utah, who purchased the parcel in August 2016. The Property is currently vacant with no operating business or land use. There are currently no habitable structures on the Property. Much of the southern portion of the Property is underlain by at-grade, concrete pads associated with the former Bradshaw Auto Parts building. A review of Utah County Tax Recorder Office website-published, deed records as well as historical title abstract information presented within an October 1997, 400-page UDEQ, VCP Application report (produced for Wells Fargo Bank, NA as Trustee of the Property) indicates that previous Property owners included: � Provo Foundry & Machine Company (prior to 1918); � a private family, Blumenthal (1918-1957); � Cooperative Securities Corporation (1957-1969); � Provo City (1969-1971); � Bradshaw Investment Company (1971-1986; although conflicting information indicates that Bradshaw may have purchased the Property, or a portion of the Property, in 1965 from Superior Motor Company); � First Interstate Bank of Utah [merged with Wells Fargo NA] (1986-1996); and � Joint-owners Bernice Trust [aka, �Trust� with 58.01% ownership and Drukman Properties, LLC with 41.00% ownership]. A review of historical deed records could not decipher precisely what other entities might have owned, and/or had interest in, the Property in the past, including the time between the Trust/Drukman ownership and current Gladys Flores ownership.
