Additional Property Attributes

The Property consists of approximately 2.95 acres of land developed with a two- story building. The ground level of the building is 9,800 square feet in size. The basement of the building is 3,000 square feet. The building was originally constructed in 1932 as Colonial Poultry Farm. In 1948 it was donated to the Sisters of St. Benedict of Covington, KY and converted to St. Joseph Hospital. A new 34-bed wing of the building was constructed in 1967 and was used as St. Joseph Hospital and the original facility was converted into a 39-bed nursing home called St. Joseph Manor. In 1977 sponsorship of St. Joseph was transferred to the Sisters of Charity of Cincinnati. The hospital was operated until 2003 at which time it was closed and hospital operations were moved to St. Thomas More Hospital in Ca�on City. The building was donated to the City of Florence in 2005 when the newer wing of the building (the former hospital) was converted to use as the Florence City Hall, City Council chambers, offices of the Florence Police Department and the Colorado State Patrol. It has been used for those purposes since that time. A health clinic was added to part of the building in 2013. The older section of the building and the basement of the former St. Joseph Manor are currently unoccupied. This Phase I ESA Report applies only to this portion of the building which the City wishes to sell or lease for redevelopment and reuse. Although TEPH, five PAHs (acenaphthene,fluoranthene, fluorene, phenanthrene, and pyrene), and one BTEX compound (xylenes) were detected in soil samples collected from the borings, none of the detected concentrations exceed screening levels. Sediment samples collected for analysis from the boiler room?s floor drain in the basement of the Property?s building had detected concentration of TEPH exceeding surface risk-based screening levels. These soils can be removed to complete cleanup and meet acceptable petroleum concentrations.
