Additional Property Attributes

The site consists of two separate legal parcels occupying a combined approximately 10 acres with an approximately 17,000 ft2 building (Precision Heat Treat) located on the 660 Gull Road parcel.

The Developer intends to construct four, three-story residential buildings totaling an anticipated 174 apartment units within approximately 300,000 square feet along the Kalamazoo River. The units will be a mix of affordable and market rates units, with financing being pursuing through the Michigan State
Housing Development Authority (MSHDA). Additional project components include a public river walk, pavilion and canoe/kayak launch with parking, and a future pop-up retail Total estimated investment for the project is $32,000,000. The redevelopment will require razing the existing structure.

The subject property was industrial and residential land as early as the late 1800s. Williams Manufacturing made windmills at the south end of the property. Kalamazoo Tank & Silo then used this part of the property beginning with wood tanks and vitrified clay silos. A foundry and galvanizing operation began nearby and was added to the KTS Industries operations. A small auto repair shop operated for a time behind some residences along Gull Road, as did Precision Heat Treating beginning in 1948. This heat-treating business expanded and has remained in the same family since that time; it is the last industrial use at the property. The residences have all been demolished, and a paved trail now exists along the bank of the Kalamazoo River, which borders the east side of the property.
