Addl Cleanup/Treatment info: The scope of work performed during this Phase II ESA was done in general accordance with the site-specific SAP approved on May 19, 2021. There were no significant variances to the planned scope of work. On June 9, 2021, PM completed a geophysical survey at the subject property to investigate the potential presence of a potential orphan heating oil UST associated with the current and former buildings on the subject property, and to potentially determine the location of the former septic fields. Overgrown vegetation and tires to the west and southwest portion of the subject property limited the ability of the GPR unit to assess the entire survey area. No anomalies consistent with the presence of orphaned heating oil USTs and/or former septic field were identified during the completion of the geophysical survey investigation in accessible areas. However, the potential still exists for these to be present in areas not surveyed. On June 10, 2021, and July 2, 2021, PM advanced five soil borings (SB-1 through SB-5), installed five temporary monitoring wells (TMW-1 through TMW-5), and collected a total of eleven soil samples (including two duplicates) and five groundwater samples (including two duplicates) for laboratory analysis of VOCs, PAHs, TPH-GRO, TPH-DRO, and metals (cadmium, chromium, and lead), or some combination thereof. No concentrations of VOCs, PAHs, TPH-GRO, TPH-DRO, and/or metals (cadmium, chromium, and lead) were identified in any of the soil and groundwater samples analyzed from the subject property above the MDLs and/or applicable criteria. The soil borings advanced on the subject property and the soil and groundwater samples analyzed were sufficient to adequately assessed the RECs identified in PM's January 2021 Phase I ESA. No further assessment is warranted.

Additional Property Attributes

Standard and other historical sources were able to document that the property consisted of vacant land between at least 1935 and 1956. Between 1956 and 1960, a building was constructed on the central portion. Due to a lack of available historical information, PM was unable to determine the former use of the building, which represents a significant data gap. Between 1967 and 1969, the building was demolished and a commercial building was constructed on the northern portion. According to a representative at the Scott County Building and Planning Department, the building was occupied by an automotive service tenant in at least the 1980s. Based on this information it is likely that the commercial building was occupied by various automotive service tenants since construction. Between 1988 and 1992, the commercial building was demolished, and the current building was constructed. The building has been occupied by various automotive service tenants since construction.
