Additional Property Attributes

The subject property contains a vacant marshland area, public track (former Jokers Field Track), former single-family residence, and public marina and is currently zoned for waterfront commercial use. There are no remaining structures at the subject property. The City of Pleasantville intends to redevelop the site as a waterfront park. CME Associates conducted a preliminary assessment in 2018 which identified the following AOCs: historical fill, former structures, and electrical transformers. CDM Smith conducted a Phase II investigation to determine if contamination associated with historical fill was present. This investigation identified concentrations of VOCs, PAHs, EPH, and metals in subsurface soil samples at concentrations exceeding project action limits.
