Additional Property Attributes

The Property is the location of Morrell Park ("Park") situated on two irregularly shaped parcels (Parcel 1 and 2: 17917304001 and 17917202002; owned by City of Henderson) and a portion of a third parcel (Parcel 3: 17917202003; owned by the Clark County School District). The City maintains an Open Doors Open Schools community access agreement with the Clark County School District granting access to the general public. The Park contains four ball fields, horseshoe pits, picnic shelters, playground, volleyball court, basketball court, a skate park, two restroom structures, a maintenance shop / restroom structure, storage building, snack bar for the ball fields, surface parking lots, and the Valley View Recreational Center. The Valley View Recreation Center is approximately 38,000 square feet and was observed to contain classrooms, offices, basketball court, game room, racquetball court, weight room and restrooms. The Property contains two parking lots, one located on the west portion of Parcel 3 and a second located on the east portion of Parcels 1 and 2. Historical records dating back to 1926 were reviewed to evaluate the Property's past use. The records indicate that the Property was undeveloped land prior to development of Morrell Park. The exact date the Park was constructed was not established; however the Park was first visible on aerial photographs in 1961 and the City indicates they have owned Morrell Park since 1963. According to online City of Henderson records, the skate park was constructed in 2010. The Property is currently surrounded by Hopelink of Southern Nevada and Head Start Learning Center to the north, to the east by North Major Avenue and beyond by residential development; to the south by Harris Street followed by the Morrell Park Apartments and to the west by Robert L Taylor Elementary School.
