Additional Property Attributes

The Kansas Department of Health and Environment received a Brownfields application from the City of Dodge City for their property located at 100 Allen Rd. in Dodge City, KS. They requested a Phase I BTA for the DC Industrial Park BTA project. The application was approved on September 24, 2018.

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the above referenced property in Dodge City, Kansas. Based on the information collected during the Phase I report, "Recognized Environmental Conditions" were identified as significant potential for contamination due to the adjoining properties: The ongoing status at Farmland Industries' Nitrogen Plant and off-site contamination to the west towards the BTA site; The nature of business operations at the Curtis Machine Co. including handling of solvents and VOCs; Bell & Carlson Inc. operations as a plastics manufacturer; and Koch Fertilizer Dodge City LLC's operations and active monitoring well. Due to the identified RECs, KDHE recommends a Phase II environmental assessment.

The Kansas Department of Health and Environment (KDHE) completed a Phase II Brownfields Targeted Assessment (BTA) at the above referenced property in Dodge City, Kansas. The Phase II BTA was completed to evaluate the "Recognized Environmental Conditions" (RECs) identified during the Phase I, completed in January 2019. Based on the Phase I report, RECs were identified as significant potential for contamination due to offsite migration of nitrate contamination from the adjacent active fertilizer plant and the nature of operations at the adjacent Cutis Machine and Bell & Carlson companies including handling of VOCs.

The Phase II consisted of seven soil samples collected from three boring s and six groundwater samples collected from existing monitoring wells, both onsite and immediately adjacent to the BTA site. Samples were analyzed for VOCs, Total Petroleum Hydrocarbons (TPH), RCRA 8 Metals, nitrates and ammonia analysis.

Based on the groundwater data obtained during the Phase II BTA activities, TPH MRH and Bromomethane were detected in groundwater at concentrations exceeding residential RSKs. Additionally, bromomethane and nitrate were also detected in groundwater at concentrations exceeding non-residential RSKs. Nitrate contamination is currently being addressed by the BWM. TPH MRH contamination will be referred for further investigation and determination of possible source locations. Further investigation through the Brownfield Program is not necessary and based on the likely future use, the property is cleared for redevelopment
