Additional Property Attributes

Reasonably ascertainable records for the subject property extended back to approximately 1935. Data failure occurred from 1939 to 1956 and from 1960 to 1969. PM did not identify any significant data gaps associated with these data failures. PM did identify a significant data gap due to a lack of access to Building 4 and a suite in the northeastern portion of Building 2. Refer to the significant data gap bullet below for additional information.

Standard and other historical sources were able to document that the property was vacant land until between 1939 and 1956 when Buildings 2 and 3 were constructed. Additionally, a small restaurant was constructed in the eastern portion during that time. The restaurant was demolished between 1960 and 1969 and the area redeveloped with Building 1. Building 4 was constructed between 1983 and 1988. The warehouses were originally used for tobacco sales and processing for shipment. The tobacco operations started being phased out in the 1990s and was completely gone by 2013. Building 4 has been used for automotive auction sales and limited service (prepping vehicles for sale) since 2005. The northeast suite in Building 2 has been occupied by the current truck repair company since 2015.

A data gap, as defined in the ASTM Standard, is a lack of or inability to obtain information required by the ASTM Standard despite good faith efforts by the environmental professional to gather such information. The environmental professional must then determine whether these gaps are significant. The following significant data gap was identified during completion of this Phase I ESA:

* PM was unable to gain access to the northeast suite of Building 2 as well as Building 4 and therefore was unable to inspect the interior of these areas. According to the key site manager, both of these areas are used for vehicle service operations. The lack of interior access is identified as a significant data gap that hinders PM's ability to identify RECs in association with the current and former operations.
