Additional Property Attributes

The 2.2-acre Property is comprised of tax lot #162-29-301-040 and is improved with two buildings. The Property was first developed in 1974 with four buildings. Joseph's Properties has occupied the building in the southeast corner of the Property since approximately 1976. The brick building in the southeast corner of the Property is approximately 4,800 square feet, and the large building in the northern portion of the Property is approximately 22,000 square feet. The larger of the two buildings is comprised of four separate buildings that are interconnected. At the time of the Property visit, the Property was occupied by Joseph's Properties and a PWC marijuana grow house. Joseph's Properties is a real estate office. PWC uses the facility to grow marijuana in a climate-controlled environment. According to the property owner, Jackie DuShane, past uses of the Property included a warehouse, granite manufacturing, tour bus facility, and roofing company. Areas surrounding the Property buildings were paved with asphalt, concrete and small landscaped areas. The land use is currently designated as 50.240 - Light Manufacturing Storage Facilities with the land use designated as Commercial Tourist. Surrounding sites are a mix of commercial and light manufacturing. The Property was identified in the environmental database report provided by EDR. The Property was listed as "Cusa K-TCS, LLC" in the NV NPDES database. The EDR report indicates the Property was approved for the permit in November 2008, however, the facility status has been reported as terminated. No additional information about the permit is provided. The participation in the NV NPDES alone is not considered to be a REC.

This site is part of the Stadium District redevelopment area.
