Additional Property Attributes

Based on historical resources the site is an unused former car wash facility with a large amount of debris including whole tires and other materials were presumably dumped illegally on site.

A petroleum vapor intrusion condition (PVIC) cannot be ruled out on the subject site. The former gasoline service station located at 9420 West Florissant Avenue is a potential source of petroleum hydrocarbon contamination, and is located approximately 0.05-mile east (upgradient) of the site. Site cleanup on that property is ongoing. A Phase II subsurface investigation is recommended for this subject site.

A Phase II was conducted. Soil and groundwater sampling did not indicate contaminants above the MRBCA Default Target Levels. Lead containing paint was detected in the building materials but was below the EPA standard of 1 mg/cm2. There is one locked room in the car wash building that was unaccessible.
