Additional Property Attributes

Standard and other historical sources were able to document that the property consisted of vacant land between 1917 and 1927 until a small outbuilding associated with the east and south adjoining lumber company was constructed between 1927 and 1944 in the northeastern portion. The outbuilding was demolished between 1951 and 1958 and the current commercial building was constructed. The building was occupied by a TV sales and repair tenant on the first floor and an office on the second story from at least 1960 to 2017, and likely from construction. The building has been vacant since 2017.

On October 26 and 27, 2022, PM advanced two soil borings (SB-1 and SB-2), installed two
temporary monitoring wells (TMW-1 and TMW-2) to a maximum depth of 12.3 feet below ground
surface (bgs), and collected soil and groundwater samples for laboratory analysis to assess the
REC identified in PM's Phase I ESA. This sampling was conducted concurrently with the Phase
II ESA on the adjoining property (Word Lumber Company, PM Project No. 07-3969-0 WO 34).
Pertinent results from the Word Lumber Company Phase II ESA are referenced in portions of this
report.
A total of four soil and two groundwater samples were submitted for laboratory analysis of volatile
organic compounds (VOCs), polynuclear aromatic hydrocarbons (PAHs), pesticides, and metals
(arsenic, mercury, selenium, and zinc).
No VOCs, PAHs, or pesticides were identified in the soil samples analyzed from the subject
property at concentrations above the laboratory method detection limits (MDLs) and/or applicable
screening criteria. Arsenic was detected above the EPA Regional Screening Levels (RSLs) for
commercial soils in all soil samples submitted for analysis; however, the concentrations and
distribution of arsenic across the subject property and adjoining property suggest that the detected
concentrations are a result of naturally-occurring arsenic, and not contamination resulting from a
release to on-site or off-site soils.
No target analytes were identified in the groundwater samples analyzed from the subject property
above the laboratory MDLs and/or applicable screening criteria.
The off-site REC associated with the subject property identified in PM's December 2021 Phase I
ESA has been adequately assessed. Based on the expected continued use of the property for
commercial purposes, no further investigation is warranted.
