Additional Property Attributes

Standard and other historical sources were able to document that the property was developed with a dwelling and two associated outbuildings prior to 1917. Between 1927 and 1944 the two outbuildings were demolished. The dwelling was demolished between 1970 and 1979 and the property has consisted of vacant land since 1979.

Adjoining Recognized Environmental Conditions (RECs) include the following:

* The north adjoining property, identified as 113 North Broad Street, was utilized for storage associated with the dry cleaner at 115 North Broad Street in 1975. PM was unable to document the use of the building from 1958 to 1965, from 1965 to 1970, from 1972 to 1975, from 1975 to 1995, from 1995 to 2000, and from 2000 to 2007. Based on the use of the building in 1975 as storage for 115 North Broad Street the potential exists that dry cleaning solvent could have been stored in the building. Additionally, the potential exists that the building could have been used by the dry cleaning tenant longer than in 1975. Dry cleaning operations commonly involve the usage of general hazardous substances and/or petroleum products, which, if improperly managed and/or disposed of, can be a source of contamination. Based on the distance from the subject property to the area of operations (directly north adjoining) and the documented use of the tenant space, the potential exists that a release has occurred on this property and migrated onto the subject property.

* The east adjoining property, identified as 101 East Willow Street, was occupied by Word Lumber Company, a building materials company, from at least 1917 until 2014. Operations associated with the Word Lumber Company may have included on-site wood treating and painting operations. Historical interior waste streams associated with the former operations would have consisted of general hazardous substances and/or petroleum products. The potential exists for subsurface contamination to be present from spills, leaching, and/or poor waste management practices. Additionally, the historical waste management practices associated with the former on-site wood treating and painting operations are unknown and may be a source of subsurface contamination. Based on the former long term wood treating and painting operations (87 years), the close proximity to the subject property (approximately 40 feet), and the likely groundwater flow direction to the west (towards the subject property), the potential exists that a release has occurred and migrated onto the subject property.

* The south adjoining properties, identified as 107 and 111 West Willow Street, were developed with a gasoline filling station between 1927 and 1944. The gasoline filling station operated until at least 1962. Based on the documented former gasoline filling operations (approximately 18 years) and the close proximity to the subject property (approximately 60 feet), the potential exists a release has occurred at this property and migrated onto the subject property.
* The west adjoining property, identified as 200-202 West Willow Street and 205 West Mary Hunter Avenue, was occupied by an automotive and tractor sales and service tenant from at least 1944 to 1975. Additionally, gasoline dispensing operations took place onsite from at least 1944 to 1965. PM was unable to determine the former use of the property from 1975 to 2012 through review of reasonably ascertainable records. Historical interior waste streams associated with the former service operations would have consisted of general hazardous substances and/or petroleum products. This time period preceded major environmental regulations and current waste management and disposal procedures. Based on the documented former service operations, the potential exists for contamination to be present onsite associated with the former service and unknown operations.
