Additional Property Attributes

Root and Branch Real Estate LLC intends to acquire three parcels of land in downtown Sturgis. After acquisition, they intend to demolish the existing buildings and construct a new multi-story mixed-use building. The subject property consists of three legal parcels occupying a total of approximately 0.155 acres. Each of these three parcels contains a two-story downtown commercial building. The 3,200-square-foot commercial building located at 114 West Chicago Road is currently owned by Chad Stewart and is operating as Sportsarama, a sporting goods store. The 2,346-square-foot commercial building located at 112 West Chicago Road is owned by GT Housing LLC and is operating as Mike's Pizza, a local restaurant. The second floor of this building is utilized for storage by Sportsarama. The 4,704-square-foot commercial building located at 108 West Chicago Road is owned by the Sturgis DDA and is not operating for any specific purpose. Historic data sources indicate that all three buildings have been utilized for commercial use since at least 1884. No concerns for environmental impacts have been identified based upon the nature of historical commercial/retail operations over time. The Phase I ESA revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the property.
