Additional Property Attributes

The Subject Property consists of approximately 0.12 acres of land developed with a single-story commercial building built prior to 1926. The Subject Property is comprised of a single tax parcel (1N 13E 3 DB 500) zoned Central Business Commercial (C-H). Vicinity properties are commercial/industrial, except to the south across East 3rd Street and beyond, which is residential. Multiple gas stations have historically been located within approximately 400 feet of the Subject Property, including an active retail gas station located adjacent and south of the Subject Property. These nearby fueling operations are considered a REC and a VEC for the Subject Property.

A regulated Building Materials survey was conducted. Asbestos was detected in the site building at actionable levels. Lead paint was detected below actionable levels. A Phase II ESA was conducted to evaluate the potential risk to site users from outdoor inhalation and vapor intrusion. No VOCs were detected in soil or sub slab vapor samples at concentrations above actionable levels.
