Additional Property Attributes

The 0.82-acre Property, located at Euclid Avenue and Lakeview Road, is currently vacant and was previously occupied by AutoMax used car sales. The site has been developed for residential and commercial purposes since before 1913, with Economy Buick operating on the north portion from 1926 to 1941. In 1967, it was developed into a gasoline service station, operating until 1973, and later used intermittently for auto sales and service. The larger 0.824-acre site has also hosted auto repair, dry cleaning, and gas station businesses. Several environmental assessments have been completed for the Property, including Phase I and Phase II reports from 2019 to 2022. These assessments identified contamination with trichloroethene (TCE) and benzene in soil, groundwater, and soil gas, exceeding Ohio VAP standards. Elevated VOC levels, including TCE and vinyl chloride, were also found in the groundwater. A Remedial Action Plan (RAP) is recommended to address these issues. An August 2024 Phase II recommended a Remedial Action Plan (RAP) to address these issues. The Cuyahoga County Land Bank plans to redevelop the Property into two mid-rise apartment buildings with ground-floor retail, supporting the ongoing revitalization of the Euclid Corridor. The project is part of the larger Circle East redevelopment initiative and has received a clean-up grant from the USEPA. Following the recommended remediation, the redevelopment will include potential vapor mitigation for new construction.
