Additional Property Attributes

This is a single parcel located on 0.85 acres which contained a 12,606 SF vacant commercial building on the property that was in poor condition. This site had been developed with commercial/indistrial buildings since 1925, had been vacant since 2008 and was demoed in November of 2021. The 1950 Sanborn map depicts two gasoline USTs approximatly 170 feet from the southern boundary. There is no information pertaining to the installion or removal of the USTs or potential releases of petroleum constituents. Per the Phase I ESA there are no above-ground environment issues that would impede development. However, before this site could be redeveloped, a Phase II would be needed to search for volatile organic compounds (VOHs) and Polycyclic Aromatic Hydrocarbons (PAHs), and heavy metals associated with a suspected former above-ground storage tank (AST) and the railroad spur at the western portion of the site. The potential exits for petroleum constituents to have been released and migrated from this facility and impact groundwater and/ or pose a vapor intrusion risk to the site. Anticipated COCs associated with the former adjacent filling station include VOCs and PAHs. The 27 surrounding facilities were eliminated from further consideration based on NFA status, lack of enforcement actions or violations and/ or their locations being down or cross gradient location relative to the site based on the direction of groundwater movement.
