Recommended that for future development mitigation of the vapor intrusion risk may be necessary through installation of a vapor barrier or sub-slab depressurization system. All RECs, on the properties indicated here, were found SOUTH of Woodlawn Ave. The formal Mickey's building site is north of Woodlawn Ave.; there were no RECs found on parcels north of Woodlawn Ave. In June 2022, a 1,000-gallon gasoline UST was removed from the 1801 Woodlawn parcel, for which we received a NFA from Ohio BUSTR.

Additional Property Attributes

This site is 1.16 acres and comprised of 7 parcels. The northern portion of the property consisted of an apartment buliding in 1913 at 12570 Euclid. The building was demolished between 1970 and 1977 and vacant green space remains. By 1913 12558- 12562 Euclid was a building with two store fronts and multi family residence above. The storfronts consisted of a dry cleaner from 1949- 1967, silk screen priniting from 1967- 1972, auto parts retailer, upholstry repair, tailoring, and construction supplies warehouse. The building was demolished between 2014-2015 and greenspace remains. Between 1913 and 1926 commercial storfronts were contructed at 12550 Euclid along with the two residents that were already there. By 1949 the areas was redeveloped with an existing auto repair shop and office building. Economy Brick occupied the building from 1949- 1967 then Mickey's Enterprises from 1973- 1993. Operations consisted of auto repair, auto body work, rust proofing cars and automotice painting. In 1999 the property was a bus garage and in 2002 the building was occupied by a construction service company. 1815 Woodlawn Ave. were residence by 1913 and demolished between 1938-1949. They were redeveloped as parking for 12550 Euclid Ave. An asbestos abatement was completed at 12550 Euclid Ave. in August of 2022. As of the present 12550 Euclid, 12558- 12562 Euclid and 1815 Woodlawn are going to be redeveloped into office and retail space. The southern portion of the site contains a garage that was an auto repair operation in 1913 (1810 Woodlawn). An auto repair facility occupied the building from 1962- 1972 and Analog Motors Limited occupied the building from 2005- 2010 and then the building was demolished in 2015. A grage building was constructed prior to 1913 at 12520 Euclid Ave. from 1926-1963 a gasoline UST was determined to be located on the property. Occupants of the facilty were Economy Buick from 1930 to 1941, vending machine company in 1954 and an automotive paint shop from 1962- 1967. The building was demolished between 1967 and 1970 and utilized as an alley way and parking area. Prior to 1913 the addresses at 12524- 12538 Euclid Ave were multi-use buildings with commercial store fronts. Occupants include a sheet metal company, resturants, drapery manufacturer, salons & barabers, furniture repair, plumbing & carpet contractors, photography studio commercial printing, a dry cleaner, grocers & delis, paint and wallpaper sales and auto parts sales. The building was demilished in August or 2022. Based on analytical testing soils were not impacted by Vocs or PAHs at concentrations exceeding the GDCS for Residentail Land Use or Construction/ Excavation Activities. Based on the analytical testing of the groundwater, the concentration of TCE in the grounwater at the southern property corner exceeds the respective VISL value for residential use. Lastly, based on results of analytical testing the concentration of TCE in the sub slab vapor in the southern portion exceeds the applicable standards for residential use. It is recommended that for future development mitigation of the vapor intrusion risk may be neccessary through installation of a vapor barrier or sub-slab depressurization system. In the future once the proper steps have been taken 12524-12538 Euclid, 12520 Euclid and 1810 Woodlawn will be redeveloped as apartment buildings. The $3.625M Redevelopment Leveraged Funding is for building renovation, repurposed for 22,800 s.f. of office use. The original terracotta facade was restored and supplemented with new tiles; the Euclid storefront canopy is replicated with new aluminum composite panels; constructed a vertical core access with entry lobby, elevator and stair at the rear of the building; white-boxing the interior including upgraded power, new energy-efficient HVAC to current ASHRAE code, toilet rooms, interior lighting upgraded to energy-efficient LED lighting; landscaping is all with native plants.
