Additional Property Attributes

The Subject Property consisted of approximately 0.05 acres of land developed with an approximately 1,660 square-foot, single-story, vacant retail store consisting of a main area for storage and sale of items, two restrooms, and a storage room. The remainder of the Subject Property consisted of paved sidewalk and landscaped areas. The areas to the north and south were developed for commercial use, the area to the east was developed with a church, and the area to the west was developed with a residence. Park Avenue and an alleyway adjoined the Subject Property to the east and west, respectively. The Subject Property was serviced by DTE Energy for electrical service and natural gas. Water and sanitary services were provided by municipal utilities. Stormwater in the area flowed overland to adjoining roadways.
