Additional Property Attributes

The Property is currently improved with two (2) commercial buildings totaling approximately 20,631-square feet. In 1991/1992, an open-air walkway between the western buildings was enclosed to represent present day configuration. The Property is currently occupied by Carson Medical Group and contains various medical offices, exam rooms, nursing stations, waiting rooms, etc. The Property is owned by GMR Carson City, LLC. The Property contained three (3) underground storage tanks (USTs) containing heating oil which appear to have either been abandoned or removed from the ground in 1981 and 1990. A GPR survey conducted in 2016 did not include the areas where the USTs were located. Based on the nature of heating oil (largely immobile), it is Converse's opinion the borings advanced during the 2016 Limited Phase II ESA likely would not have identified source areas associated with potential releases form the USTs, and the single groundwater sample was collected from a boring which is located cross gradient of two (3) of the USTs, and at least 275-feet downgradient of the third UST. Based on the above information, the potential for impacted soil in the locations of the USTs has not been adequately evaluated and is considered a REC.
