Additional Property Attributes

The southern portion of the Subject Property was developed with at least one structure between 1921 to 2020 when all structures were razed. The remainder was used for agricultural or vacant/wooded land. Portions of the Subject Property contained areas of standing water. Use of the structures consisted of residences and also a grocery store from at least 1972 until 1981. The Subject Property was also reportedly used as a gasoline filling station; however, no information was available regarding the specific time period of that use. We observed an approximately three-inch diameter metal pipe on the southern portion of the Subject Property in the general area of the former structures. The use the pipe was unknown.

SME completed a Phase II ESA and based on results of the assessment, various VOCs and lead were measured in groundwater samples at concentrations exceeding Part 201 generic cleanup criteria.

A Baseline Environmental Assessment (BEA) was completed in August 2024 to assist new purchaser obtain liability protection.
