Additional Property Attributes

The Property is comprised of three parcels, described as: All of Lots 39, 40, 41, and 42 in Block 3, in BANCROFT ADDITION to Oklahoma City; and All of Lots 11 and 12 in Block 2 in
STOUTS SUBDIVISION of Block 4 in ROSS HEIGHTS ADDITION to Oklahoma City; The Property is comprised three separate residential parcels, each 0.16 acres; Sanitary sewer and potable water is presumed to be supplied by the City of Oklahoma City; The Property parcels are relatively flat, and slope gently to the east/southeast; The Property elevation is approximately 1,220 feet above mean sea level (MSL); The Property parcels are currently defined as being outside the 500-year floodplain by the Federal Emergency Management Agency (FEMA); The Property's geology consist of the Paleozoic era Permian system bedrock; Soils at the Property are primarily classified as Norge-Urban land complex; State regulatory agency records indicate no current or historic underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other
environmentally significant features have been located on the Property parcels; and According to historical sources, the Property parcels have been vacant since the mid-to-late
1970s. Prior to that, the Property parcels were developed with single-family residential structures.
