Additional Property Attributes

Historical: The site is currently not in use and has been unoccupied for approximately 12 years. Prior to that it was a heavy equipment and truck garage for as many as 50 years. Several ASTs, no longer in use, are located on site. A small amount of asbestos containing materials have been confirmed as present in some building materials.The following conclusions were made based on the analytical results of this Phase II ESA: 1. Laboratory analytical results indicate that arsenic and lead exceed the WVDEP De Minimis Level for Residential Soils, is retained as a COC for surface soils and is considered a REC for the Property. 2. Groundwater was not encountered above bedrock at the Property. 3. Soil gas analytical results indicate that naphthalene exceeds its USEPA VISL and is retained as a COC for soil vapor intrusion and is considered a REC for the Property. Data collected during the Phase II ESA indicate that if industrial or commercial/industrial redevelopment is planned, no additional actions are recommended. However, if future land-use should involve residential development, a risk assessment should be performed to determine any potential impacts. Reuse: WV DOH is considering this property to relocate the Harman substation of the WV DOH.
