Additional Property Attributes

The purpose of this Phase II ESA and BMI completed on 3-3-2025 was to identify contamination in environmental media and/or hazardous building materials that could adversely affect human health or the environment. The owner of the Site intends to redevelop or redesign the existing building. Specific objectives of this assessment are to: ? Assess sub-slab soil vapor beneath the concrete floor of the building to evaluate the magnitude and extents of contaminated soil vapor, if present ? Determine the presence or absence of asbestos-containing building materials (ACBM), leadbased paint (LBP), and/or other hazardous building materials in the on-site building -------------------------------------------------------------------------------------------------- The TBA Phase II included tank removal, and contaminated soil removal in coordination with Montana DEQ and Petroboard. All accessible contaminated soils removed. Soils left in place could not be removed without compromising stability of surrounding structures and infrastructure. Groundwater impacts from release caused sump to be installed in adjacent building. Soil and groundwater concentrations at this site exceed DEQ levels and therefore an NFA letter is not going to be issued at this time. A prospective new owner will purchase the property on September 16, 2024. Phase I ESA and cleanup planning completed for prospective owner.
