Additional Property Attributes

Historical use of the building included retail shops, a credit union, an insurance agency, a hotel, a lumber store, children's museum and the "Model Laundry" laundry service from approximately 1918 to 1955. The most recent use of the building consisted of a hair salon from approximately 1995 to 2014. Since that time, the building has been vacant.Field evidence and laboratory testing have indicated the presence of petroleum hydrocarbons in soil
beneath the building basement floor slab and soil boring location FML-HA-4 at a depth of 7 feet bgs.
No other soil boring could be advanced beyond a depth of 3 feet bgs; therefore, it remains unknown if
petroleum hydrocarbons may be present in soil below 3 feet bgs at these locations.
* Laboratory testing of soil samples indicates concentrations of GRO and DRO do not exceed either
DEQ clean fill screening values, or urban residential direct contact RBCs, which are the most
conservative potentially applicable RBCs for the Property. Based upon the limited soil sample testing
completed and the results of sub-slab soil vapor testing detailed below, it appears that no soil
remediation is required prior to planned repurposing of the Property building to adequately protect
human health.
* Sub-slab vapor testing indicated the presence of VOC vapors beneath the building; however,
detected concentrations do not exceed DEQ urban residential or commercial vapor intrusion into
building RBCs. Based upon the limited sub-slab vapor sample testing completed, it appears that no
vapor remediation is required prior to planned repurposing of the Property building to adequately
protect human health.
