Additional Property Attributes

The City of Springfield has applied for a Brownfields Assessment for this less than one acre property with a 1500 square foot building. The building is currently gutted, but was a gas station from 1933-1957. The site is being redeveloped for commercial use catering to Route 66 tourism.

Two recognized environmental conditions (RECs) were identified at the site. The first is that the site was a gasoline station from the 1930's to the 1960's, and three underground storage tanks may still be present. The second is that two adjacent properties were a gasoline station and an auto repair facility, respectively. Materials that could be potentially be asbestos-containing material (ACM) or lead-based paint (LBP) were also observed in the building. A Phase II Environmental Site Assessment is being conducted concurrently by the Missouri Department of Natural Resources' Tanks Program. This Phase II should address all of the RECs identified at the site. An inspection for ACM and LBP should be conducted. Owner has not elected to request a Phase II for ACM and LBP at this time. (ACBM and LBP was visually observed but not analyzed).
