Additional Property Attributes

The Phase I found the following RECs associated with the site: 1) a former filling station onsite with two USTs, dating from at least 1928 through 1944, 2) use of adjacent sites for commercial and industrial businesses, including an auto repair shop and a printing business. The ESA recommends conducting a Phase II ESA. Benzene and Total Petroleum Hydrocarbons - Gasoline Range Organics were found in the soil in soil borings SB-1 and SB-2 at levels above the Department's Tier 1, Soil Type 1, Risk-Based Target Level (RBTL), for residential land use. Xylenes were found at levels above the Default Target Level, but below the Soil Type 1 Residential RBTL. This contamination was found near the surface, indicating the release was from a surficial source, such as a pump island or a product line. Groundwater was not encountered in the borings and was therefore not investigated. Additional sampling is warranted to investigate the extent of the contamination. As the contamination was found near the surface and at levels in excess of the residential RBTLs, it may cause a risk, through dermal contact or ingestion, for outdoor activities such as those that exist at a park, or through indoor air inhalation should an enclosed structure be built on the site. Benzene and Total Petroleum Hydrocarbons - Gasoline Range Organics, above residential target levels, are present in the soil at the site, primarily at depths of 3 to 7 feet. There is no apparent groundwater contamination at concentrations above residential target levels. Recommending that site enroll in BVCP to complete remediation. If not, then recommend at least not disturbing the soil at the site or erecting any enclosed buildings.
