Additional Property Attributes

This 2.7-acre site has been previously used as a grain elevator; a 24-foot diameter grain bin still exists at the site. The site has not been in use since approximately 1990. The city of Hayti wishes to redevelop the site for the construction of a Police Department and Courtroom. The Phase I ESA identified the following RECs in association with this property: 1) Stressed vegetation and stained soil on the west portion of the site, 2) Historic use of the site as an elevator and the use of a hydraulic truck hoist, 3) Historic use of the north adjacent properties for cotton gins with diesel/fuel oil tanks and automobile service and repair, 4) A former drycleaner located northwest of the site, 5) A cotton gin with diesel/fuel oil tanks on the south adjoining property, 6) A cotton gin, bulk propane/butane and gas storage, and chemical company on the west adjoining property. The report recommends continued investigation of the site to assess the potential impact of these RECs. Benzo(a)pyrene, lead, and arsenic were found, above the Department's default target levels (DTLs), in the soil, though the lead and arsenic are at concentrations below background levels for Pemiscot County. Benzo(a)anthracene, benzo(a)pyrene, benzo(b)fluoranthene, and benzo(k)fluoranthene were found in the groundwater at concentrations above the DTLs.
