Additional Property Attributes

The Subject Property is five contiguous parcels of approximately 97 total acres and located south adjacent to the intersection of US-1 and Bender Road. Please note that this PESA includes only a 38 acre portion (of a total 110 acres) of Parcel 2917557412 that is located south of US-1. These parcels are owned by the Bender family, Mr. Thomas Bender acted as the owner representative.

Parcel 2917534396 (Parcel A) is 14.67 acres with no official address.
Parcel 2917557412 (Parcel B) 38 acres (portion) with no official address.
Parcel 2917649066 (Parcel C) 18.51 acres with no official address
Parcel 2917648586 (Parcel D) 1 acre located at 1125 Highway US-1
Parcel 2917746589 (Parcel E) 25 acres with no official address.

At the time of this PESA, Parcel A was undeveloped, Parcel B contained the Ridgeway Cemetery, Parcel C was developed with approximately eight dilapidated barn-like structures and several silos, Parcel D was developed with one dilapidated residential structure and two dilapidated barn-like structures, and Parcel E was used for agricultural purposes. The five contiguous properties were historically used for residential purposes, agricultural purposes, as a a dairy farm, and for raising beef cattle. Based on interviews with the property owner, it was determined that a kerosene aboveground storage tank (AST), diesel fuel AST, and gasoline underground storage tank (UST) were formerly located on Parcel D. During our site reconnaissance we did not observe evidence of these tanks or evidence of a release(s) from these tanks; however, dense vegetation may have limited our ability to identify such features. The historical use of a kerosene AST, diesel fuel AST, and gasoline UST at the Subject Property for approximately 30 years is a REC. Future use of this property has not yet been determined.
