Additional Property Attributes

The Subject Property is the four contiguous parcels identified as the Triangle North Warren Site in Soul City, Warren County, North Carolina and is located south of the intersection of Kimball Road and Manson-Axtell Road. The four parcels of the Subject Property comprise of approximately 1,027 acres. For the purposes of this report, the four parcels of the Subject Property will be identified as the following: Parcel A - Parcel ID Number (PIN) 2906884251, 167.99 acres; Parcel B - PIN 2916056136, 520.29 acres; Parcel C - PIN 2916275890, 218.07 acres; and Parcel D - PIN 2916473113, 121 acres.

According to available historical sources, in 1937 the Subject Property appears to have been mainly wooded and undeveloped with portions used for rural residential and agricultural purposes. According to historical sources, the majority of the Subject Property appears to have remained undeveloped with portions developed for agricultural use from 1937 through present day. There were no apparent structures on the Subject Property during our site reconnaissance. This assessment has revealed no evidence of recognized environmental conditions (RECs). Based on information currently available for the Subject Property, it is our opinion that additional investigation is not warranted.

Warren County is donating 30 acres of this property (approximately $375,000 land value) to Vance-Granville Community College for a Transportation Training Hub to provide trade skill training such as: CDLs, heavy equipment operator, diesel mechanic training, etc. The State of North Carolina has allocated $3 million in state funding to Vance-Granville Community College toward the Transportation Hub Project.
