Additional Property Attributes

The Subject Property was developed with a commercial building as early as the 1880s and remained that way until at least the time of this report. The commercial uses of the Subject Property include a saloon, a fire engine house, a townhall, a tin shop, a flower shop, a bakery, a hardware store, a used clothes store, an insurance agency, a government office, a church, and a hair salon. At the time of reconnaissance, the Subject Property consisted of land developed with an approximately 5,900 square-foot two story building with a basement. The remainder of the Subject Property consisted of concrete sidewalks. General household cleaners and trash cans filled with general household trash were observed inside the building.
The surrounding areas were developed with commercial buildings by the late 1800s. An alleyway and North Nottawa Street adjoined to the north and east, respectively. The commercial buildings located to the north and northeast were demolished as early as 1967 and replaced with paved parking lots. The commercial building to the east was demolished and replaced with another commercial building by 1999. A drycleaner was located approximately 80 feet north of the Subject Property on 1923 fire insurance map. Other commercial uses of the surrounding area include a saloon, a grocery store, a dance hall, a town hall, various restaurants, a hand printing business, a bakery, a cigar shop, a tailor, various retail stores, a music studio, and a pharmacy. Environmental assessments were completed on the west-adjoining site that identified petroleum contamination in 2014. We contacted the USEPA for more information regarding the petroleum contamination; however, at the time of this report, no information regarding the petroleum contamination has been received. At the time of reconnaissance, the area to the north consisted of a parking lot, the area to the east consisted of a bank, the area to the south consisted of an art gallery and a vacant commercial building, and the area to the west consisted of a restaurant
Based on results of the Phase I ESA, the following recognized environmental condition was identified in connection with the Subject Property:
* The potential for contaminants associated with the former drycleaner to migrate onto the Subject Property.
