Additional Property Attributes

This site is adjacent to the Yours Inc. Market site. The plan for the site is an urban farm. The products of the farm will be available at the Yours Inc. Market. The only currently known historical use for the site was as a parking lot. A creek once ran through the site, but was filled in.

The Phase I Environmental Site Assessment (ESA) identified fours Recognized Environmental Conditions (RECs) at the property: fill, debris, an adjacent former gas station, and an adjacent property with known petroleum contamination. A Phase II ESA was conducted. No contamination was found in groundwater and the petroleum constituents in subsurface soil were below the lowest risk-based target levels. Lead and benzo(a)pyrene were found in surface soil at levels exceeding residential and non-residential risk-based standards.

A Supplemental Assessment was conducted to better delineate contamination. Laboratory data indicates that lead exceeded the DTLs in all 10 borings. Lead exceeded the residential RBTL in B-4 and B-7. Lead concentrations did not exceed non-residential RBTLs. Benzo(a)pyrene exceeded the DTLs and residential RBTL in 7 of the 10 borings. Benzo(a)pyrene exceeded the non-residential RTBL in B-7.
