Additional Property Attributes

The subject property is currently developed a recreational park owned and operated by Paden City and the Paden City Development Authority. The site comprises approximately 43 acres of land extending approximately � mile along the southeastern bank of the Ohio River. The site is developed with ball fields, a campground, a swimming pool, picnic shelters, a playground, and a boat launch. The site also contains a parking lot, walking trails, and wooded areas.

The site was first developed by the early 1900s when a steel mill (Monongahela Iron and Steel Co), lumber yard, and other factories were present that utilized the Ohio River for product transportation and its water. The Monongahela Iron and Steel Company was in operation from 1917 until 1939. Paden City Park took occupancy of the subject property in the early 1970s, at which time the site was developed only with a few roads. Subsequent construction included the swimming pool and ball fields. Construction of additional site buildings appears to have commenced in the late 1970s and continued through roughly 1996, at which point the subject property was generally in its current configuration with the addition of the boat ramp.

Southeast of the site is an industrial setting. Active businesses nearby include a marble and glass production facility (Marble King). Other nearby facilities have included the Wissmach Glass factory and American Glass Works, The Wissmach Glass factory opened in 1901 and still produces colored glass as well as tile and lighting. American Glass Works began its production in 1916 and was in business until 1951. Marble King moved to Paden City in 1958 and is still in operation.

In addition to the factories that populated the site in the mid-1900s, it was also used as an appliance dumping area before the City started to fill in the property in the 1960s. The purpose of the fill was to raise the lower, south end of the park above the flood plain and help combat flooding issues. The site is located within a high-risk flood zone risk area, Zone AE.
