Additional Property Attributes

The Subject Property consisted of agricultural or wooded land from at least the 1930s to 1979 when it was developed with a commercial building and paved parking lot. The commercial building was used as a drycleaner and laundromat. Two dry-cleaning machines including one-coin operated machine were utilized on the Subject Property. At the time of reconnaissance, the Subject Property was developed with a one-story laundromat. The remainder of the Subject Property was developed with paved parking and landscaped areas. An 80-gallon aboveground storage tank (AST) used for storage of solvents and an underground storage tank (UST) used for emergency overflow were present on the Subject Property but were removed in the late 1990s. A pad-mounted transformer and general refuse dumpster were observed on the Subject Property. Several storm water drains were observed in the paved parking area. Several drains were observed in the laundromat. Two vent fans were observed in the west exterior wall of the building. The fans were associated with the former dry-cleaning machines.
The surrounding areas were developed for agricultural purposes with a residence located to the southwest as early as 1938. By 1946, two residences were located to the north. By the 1980s, the areas to the north, south, and west were developed with commercial buildings. In addition to the existing commercial building on the north-adjoining site, a gasoline station was developed by 1993. The area to the east was developed with two commercial buildings by 1999. The commercial uses of the surrounding area included a gasoline station, a car wash, a bank, a bowling alley, a fitness center, and a retail store. At the time of reconnaissance, the surrounding areas consisted of commercial developments. The commercial uses included a car wash, a gasoline station, a fitness center, a bowling alley, and a bank.
This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* The potential for unknown or unreported release of contaminants associated with the former dry-cleaning operations.

April 2024 update - a Phase II ESA was completed and the report is being generated.
