Additional Property Attributes

The approximately 3.6-acre subject property is comprised of 20 vacant parcels without any structures that is within a residential area of Trinidad, Las Animas County, Colorado. The subject property parcels range in size from 0.16- to 0.27-acre (see attached Table 1). Based on a review of aerial photographs and topographical maps, there is no evidence of structures on the subject from 1891 to the present. The subject property is owned by a private party.
In August 2023, an initial Phase I was completed that identified no RECs and six BERs for the subject property. The presence of scattered suspect ACM on the surface of subject property was identified as one of the BERs. In July 2024, a Phase I ESA Update was performed that included a limited asbestos survey. Samples of suspect materials were collect during the site reconnaissance visit for the Phase I ESA update. Twenty-four samples of suspect bulk material were collected and submitted for laboratory analysis. Based on the Asbestos PLM analyses, none of the suspect materials contained asbestos fibers.
The subject property was vacant at the time of the site reconnaissance visit for the Phase I update. The planned future use of the subject property is development as affordable housing.
