Additional Property Attributes

The Mancos Bus Barn property is approximately 6.58 acres and is developed with a one-story metal structure on the northern portion of the property, the southern portion of the property is undeveloped. The property is currently used as a bus barn for the school district's buses. Buses are stored at the property and occasionally light maintenance is conducted on the buses. The Mancos School District RE-6 plans to develop a portion of the property with affordable housing. The fact that the bus barn conducts light maintenance and unlabelled drums were identified as RECs, and ACM and LBP were identified as BERs.

All ACM analytical results indicated no detections for asbestos. Arsenic was detected above the EPA residential RSL (0.68 mg/kg) in all soil samples; however, the concentrations were below the average concentration of arsenic in soils in Colorado (11 mg/kg) (CDPHE 2014) in 18 out of 23 samples. Benzo(a)anthracene was detected above the CDLE Tier 1 Surface Soil RSBLs but was lower than the EPA residential RSL in the sample analyzed for PAHs (MBB-SO-17). Benzo(a)pyrene and benzo(b)fluoranthene were detected above both the CDLE Tier 1 Surface Soil RSBLs and the EPA residential RSLs in the sample analyzed for PAHs (MBB-SO-17). There were no detections above the Colorado Water Quality Control Commission's basic standards for groundwater or surface water or EPA MCLs in any sample.
