The subject property consists of two parcels, parcel 1 (Parcel ID:
53899310000) is on the northern side of the subject property with a street address of 5700 Woodland
Avenue and consists of approximately 37,247 square feet. Parcel 2 (Parcel ID: 53899155000) is on the
southern side of the subject property and consists of approximately 39,909 square feet. Combined, the two
parcels contain 77,156 square feet or approximately 1.8 acres. There are three structures and one large
concrete playground area on the Site. The structures are a church, a school, and a house (also called a
rectory).
A Phase I ESA was conducted in June 2024 and a Phase II ESA was conducted in October 2024. The Phase I ESA identified one REC associated with the Site, regarding the years the existing and former structures were constructed (pre-1950s) lead-based paint (LBP) was possibly usedduring initial construction. The possible presence of lead contamination in the soil along roof drip lines (from external paint) is a REC to the subject property. The Phase I ESA also identified an environmental concern associated with the property. Based on the age of the existing structures, asbestos-containing material (ACM), (LBP), and polychlorinated biphenyls (PCBs) were possibly used in its construction.
Additionally, a Phase II ESA was conducted in October 2024. Lead was detected in all composite soil samples above regulatory benchmarks;
Asbestos Findings
Approximately 5000 sq ft of ACM was identified throughout the church building, including pipe wrap,
vinyl floor tiling, window caulking, and stair tread.
School Building
Approximately 16360 sq ft of ACM was identified throughout the school building, including roofing tar
material, window caulking, vinyl floor tiling, glue dots, and door caulking.
House Building
Approximately 680 sq ft of ACM was identified throughout the house building, including vinyl floor
tiling, window caulking, plaster tape, boiler insulation, and window glaze.
Lead Findings
School Building
Approximately 4600 sq ft and 832 linear feet of various colors of LBP were identified on a variety of
substrates throughout the school building, including window frames, door frames, doors, radiators,
chalkboards, walls, wall tiles, and toilets.
House Building
Approximately 4145 sq ft and 588 linear feet of various colors of LBP were identified on a variety of
substrates throughout the church building, including doors, window frames, walls, bathtubs, wall tiles,
toilets, stairs, handrails, pipes, beams, ceilings, soffits and garage doors.
PCB Findings
No PCBs were detected in any samples.
