Additional Property Attributes

The subject property consists of an active residential mobile home park on one 0.83-acre parcel of land. The mobile home park includes 11 mobile home trailers that were reportedly manufactured from the 1950s through the 1970s and a concrete-block building constructed between 1937 and 1950. The subject property has been residentially developed since at least 1930. It is located in a mixed residential, commercial, and manufacturing area in north Denver, Colorado. The subject property, including the mobile homes and building, are owned by Bruce Randolph Properties LLC. A Phase I ESA was completed for the subject property in August 2024. At the time of the Phase I site visit, the two northern-most mobile homes were vacant and the remaining nine mobile homes were used as single-family residential rental properties. Historically the concrete block building was used for storage and the resident laundry facility; however, at the time of the site visit, the building was mostly vacant. One of the tenants uses the north portion of the building to store miscellaneous landscaping and household items. Globeville Elyria Swansea Coalition (GESC) is considering purchasing the subject property. The anticipated future use of the subject property is redevelopment for continued use as affordable residential housing or mixed-use residential and commercial. Based on the planned future use, the Phase I ESA identified three RECs, two VECs, and four BERs for the subject property.
