Additional Property Attributes

Historical: The property is vacant. The building is a combination of two structures. A single-family home was built in the early 1900s on the site. In 1947, the home was incorporated into a concrete block building constructed around the residence. The property was then operated as a hotel with a restaurant and a market. The property was purchased by a church in 1996 which used the building as an education and event center. The church transferred the building to a non-profit in November 2023. BERs: Suspected mold was not observed within the structures during completion of the site reconnaissance however, conditions support the growth of mold in the on-site structure. The probable presence of mold is considered a BER in association with the subject property. Based on the age of the on-site structure, asbestos containing materials (ACM) may have historically been used at the subject property. This is considered a BER in association with the subject property. Based on the age of the on-site building lead-based (LBP) paint may have historically been used at the subject property. is considered a BER due to the potential for inspections and abatement during renovations of buildings. Various chlorofluorocarbons (CFCs)-containing refrigerators were observed within the structure during completion of the site reconnaissance. Although the refrigerators were not currently operational, CFCs could have been emitted during previous usage. This is considered a BER in connection with the subject property. Reuse: Proposed development plan use is for the building to be converted to rental housing.
