Additional Property Attributes

The 0.88-acre subject property includes one single-story, brick medical office building, split into two units. One unit houses the Veteran's Affairs Outpatient Clinic (Unit #1) and the other houses the Family Chiropractic Center (Unit #2).

ACM was identified in the off-white joint compound from a composited wallboard system (represented by LV-B1-DW02-B sample) observed throughout the subject property and in the black sink undercoat (represented by samples LV-B1-SU01-A,B,C) observed in Room 11 in Unit #1.

Various colors of LBP were detected on the exterior of the subject property. In Montana, the removal of LBP is regulated under EPA Title IV of the Toxic Substances Control Act, 40 CFR Part 745. Given the presence of LBP associated with the subject property, START V recommends that renovation activities involving any painted surfaces be conducted by a contractor who has received a minimum certification of OSHA Lead in Construction Training (commonly referred to as OSHA Lead Awareness Training).

Soil vapor samples were taken in which the concentration for APHs C5- C8 Aliphatics and C9- C12 Aliphatics exceeded the Montana DEQ APH screening levels of 260 and 44 ug/m3 respectively in both samples. Tetrachloroethylene (PCE) exceeded the EPA RSL of 18 ug/m3 in sample LV-02-SV-G-00-06-20241004 but did not exceed the EPA VISL of 584 ug/m3.

Chloroform and isopropyl alcohol was detected above the EPA RSL of 0.54 ug/m3 and 88 ug/m3 respectively in indoor air samples LV-03 and LV-05. Ethyl Acetate was detected above the EPA RSL of 31 ug/m3 in samples LV-04 and LV-05. Because chloroform and isopropyl alcohol were not detected in the sub-slab soil vapor samples collected, the source of this chemical in indoor air is possibly from materials stored within the building. If the area in which chloroform and isopropyl alcohol were detected is planned for occupancy, the source should be determined and mitigated.
