Additional Property Attributes

The subject property consists of a duplex with 2 garages and a parking lot that currently holds 18 cars on
3 parcels totaling 0.38-acres. There are currently four addresses associated with the subject property, but only three listed in the county records (4640, 4652, and 4660 Brighton Boulevard). The other address, 4656 Brighton Boulevard, is associated with the parcel 4660 Brighton Boulevard and is attached to the southern residential duplex unit, while the latter is attached to the northern residential duplex unit.

Based on review of historical topographical maps, the subject property has been in a residentially developed area of Denver since as early as 1893. There is no evidence of structures on the subject property until 1903 when the subject property was developed with multiple structures; available information does not document if these buildings were residential or commercial.
