Additional Property Attributes

The subject property is located in a mixed use residential and commercial area of Lakewood, Jefferson County, Colorado. Cedar Gardens Apartments, located on Jefferson County Parcel #49-114-00-006, is approximately 2.5 acres and is addressed as both 6980 and 6990 West Cedar Avenue, Lakewood, Colorado. The parcel houses two two-story apartment buildings and one smaller leasing office, totaling approximately 108,900 square feet. Based on property assessor cards and reviews of aerial photographs, and topographical maps, the subject property was agricultural land/vacant land as early as 1899 until at least the 1957 (EDR 2024g). In 1961, the present-day residential two-level apartment buildings were constructed on the subject property (Jefferson County 2024). The center area existing between the two buildings was occupied by a shared pool that was filled in sometime between 2011 and 2015 and changed into shared gardens and open space (EDR 2024f). At the time of the site reconnaissance conducted on May 15, 2024, the apartment buildings were occupied. The Apartment complex is currently occupied and is under consideration for future development to include demolition of the current buildings and redevelopment/construction of a new apartment complex at this
