Additional Property Attributes

The subject property hosts a vacant theater building that is currently used for storage. The City of Neligh would like to cleanup and renovate the building to restore it back to a theater. A Phase I Environmental Site Assessment (ESA) and Hazardous Building Materials Surveys to assess for asbestos-containing materials (ACM), lead-based paint (LBP), and mold were completed for the subject property. ACM, LBP, and mold were positively identified throughout the building. The Phase I ESA identified historical auto service and fueling stations that occupied the adjacent properties to the west and northwest that may pose a vapor encroachment concern (VEC) to the subject property if there were any historical releases. The Nebraska Department of Environment and Energy (NDEE) is currently conducting a Phase II ESA at the subject property to determine if the historic auto service and fueling stations have impacted the underlying soil gas at the subject property. Prior to renovations, all ACM should be properly removed and disposed. LBP should be abated or encapsulated, and the source of water intrusion should be repaired and all mold cleaned up or removed.
