Additional Property Attributes

The subject property is in the business district zoning area of Petersburg, WV and is developed with an approximately 672 square foot (sq. ft.) one-story structure built circa 1987. A bulk fuel storage facility operated at the subject site with operations beginning in approximately 1945, Railroad tracks were identified immediately adjacent to the north of the subject property. Based on the findings of the Phase I ESA, four (4) business environmental risks (BERs) were identified for the subject property and are summarized below: ? The subject property was identified in the Formerly Used Defense Site (FUDS) database. It is important to note that ERIS collects and loads the FUDS Public Property Boundaries polygon later made available on the Homeland Infrastructure Foundation-Level Data portal. The subject property falls within the WV Maneuver Area boundary; therefore, the potential for unexploded ordnance to be located at or near the subject property is considered a business environmental risk in connection with the subject property. Although the site lies within the very large area that was considered the WV Maneuver Area boundary, the artillery range was primarily in the Dolly Sods area, which is the typical location of unexploded ordnance (UXO) finds. ? The ASTs require mandatory 5-year inspections and National Fire Protection Association (NFPA) signage. The lack of signage and inspection information is considered a BER associated with the subject property. ? The oil storage capacity at the site is in excess of 1,320 gallons; lack of a Spill Prevention Control and Countermeasure (SPCC) for the site is considered a BER. ? The lack of regular maintenance of the outhouse located on the property adjacent to the east of the subject property is considered a BER in association with the subject property.
