Additional Property Attributes

Historical: The subject property is currently developed with two one-story commercial structures operated as Freedom Collision Center, a full-service automotive body shop and collision repair center. The original structure (~21,440 square feet (sq. ft.) is utilized as an office, car detailing area and paint shop. According to WV Real Estate Assessment Data the original structure was built in 1959. The newer structure (~10,600 sq. ft.) is utilized as a repair shop. According to the City of Westover Code Enforcement, the newer structure was built in 2018. Historically, the property has been utilized for various purposes, including the auto collision repair shop, a used auto dealership, and notably, as a repair facility for heavy mining equipment by National Mine Service for approximately 35 years. BERs: The lack of secondary containment for the storage of used oil, antifreeze and paint wastes at the subject property is considered a BER in association with the subject property. Based on the age of the main structure, asbestos containing materials (ACMs) may have historically been used at the subject property. This is considered a BER due to potential for inspections and abatement at the subject property. Summary: Based on the age of the main structure, lead based paint (LBP) may have historically been used at the subject property. This is considered a BER due to a potential for inspections and abatement at the subject property. This assessment has revealed no recognized environmental conditions (RECs), controlled recognized environmental conditions (CRECs) or historical recognized environmental conditions (HRECs) in association with the subject property.
