Additional Property Attributes

The 0.17-acre property consists of a four-story apartment building constructed in 2005. The four-story building has 23 affordable housing rental apartments as wells as common spaces. The property is currently owned by 2595 Larimer Street Holdings LLC. ULC plans to purchase the property for continued use as affordable rental apartments.
Based on historical documentation, the property was developed with a residential duplex by 1887. By 1890, the property was being used for commercial purposes, including a boarding house in 1890 and a storage warehouse in 1893. From at least 1921 through at least 1936, at least part of the property was being used as residential. Between 1940 through at least 1988, the property had various businesses including: a trucking company, an accessory supply company, multiple service and gas stations, and multiple automotive repair shops. After the structures were demolished in 1993, the subject property remained vacant until it was redeveloped with the existing four-story apartment building in 2005.
In December 2024, START completed a TBA Phase I, which identified five RECs and six VECs. Based on the planned future use as affordable rental apartments, START's opinion was that no additional investigation was warranted for the property.
